The project: Engineering systems of multifunctional complex Kuntsevo Plaza in Moscow

The multifunctional complex "Kuntsevo Plaza" in the west of Moscow opened in 2015. The total area is 245 thousand m2. It consists of the five-level shopping mall, office premises of A class, four levels of underground car parking for 2 thousand cars and a large food court with restaurants and cafes. The complex also includes 2 towers containing 168 apartments, covering the total area of over 20 thousand m2. Sustainability and resource conservation in combination with efficiency and reduction of construction and further life cycle costs were the priority in the selection of equipment for engineering systems of this project.

ENKA TC, formerly RamENKA, was established in Moscow as an equal partnership between ENKA and Migros in 1997 to create shopping centers and a supermarket chain in the Russian Federation. In November of the same year it launched its first Ramstore hypermarket and shopping center in the Kuntsevo district of Moscow, with a total area of 19,400 m². When ENKA purchased 50% share of Migros in 2007, it became the sole owner of the company and consequently renamed it “ENKA TC”.

The challenge: complex solution for the project of redevelopment of the Kuntsevo Plaza to provide its sustainability and low lifecycle costs

During the 2nd quarter of 2011, ENKA TC finished the project development phase and commenced the redevelopment of the Kuntsevo Plaza, which had been originally opened in 1997. Within the scope of this project, the existing building, covering 19,400 m² was demolished and a new 245,000 m² modern complex was constructed. By the end of 2014, the construction of the plaza was completed and set into operation.

This investment project features a five-level shopping mall, office premises of A class, four levels of underground car parking for 2 thousand cars and a large food court with restaurants and cafes. The complex also includes 2 towers containing 168 apartments, covering the total area of over 20 thousand m2. The rooftop of the building is arranged as a garden and sports area. Sustainability and resource conservation in combination with high efficiency and reduction of construction and further lifecycle costs were the priority. All these goals predetermined the choice of architectural and technical solutions. Multifunctional complex Kuntsevo Plaza is characterized by a high degree of accessibility of sunlight penetration, LED interior lighting, transparent interior architectural design, original landscaping solutions as well as complex solution of KSB pumps and valves for every engineering system.

The solution: KSB pumps with PumpDrive and KSB SuPremE® IE5 motor for highest energy efficiency and low lifecycle costs

All engineering systems of the Kuntsevo Plaza, such as HVAC, water supply, firefighting, drainage and sewerage are provided with KSB pumps and valves, and most of the pumps are equipped with PumpDrive and magnetless synchronous reluctance KSB SuPremE® IE5 motor. In total, the delivery included about 300 KSB pumps and 1350 valves. The Kuntsevo Plaza engineering systems have become the embodiment of the variety of KSB equipment application for Building Technology, including Amarex KRT, Ama-Drainer pumps, Compacta, Etabloc, Etanorm R, Etanorm, Etaline, Rio ZN, Rio N, Moviteс, Hyamat pressure boostes, as well as BOAX-B, BOA-RVK, BOA S valves.

ENKA TC’s Kuntsevo redevelopment project was deemed worthy of the 2012 Cityscape Future Retail Award in Emerging Markets at the International Conference for Global Real Estate. After receiving a green building certificate (Green Standard – GOLD) in April 2013, Kuntsevo Plaza also became one of the Russian Federation’s 37 green investment projects. Kuntsevo Plaza was honored with the Best Shopping Center 2015 Award given by Russian Council of Shopping Centers (RCSC). Furthermore, Kuntsevo Plaza was awarded in three more categories in 2016, by International Property Awards.
